On first glance, this unassuming trailer doesn’t exactly seem like a $1.2 million property. So why does this 50-year-old mobile home have such a high asking price?

This cute and cozy mobile home is located in the Hamptons, just minutes away from the beautiful Long Island beaches that have driven wealthy homebuyers to the area for years. With neighboring houses worth several million dollars surrounding the property, the value of this land and its humble mobile home has steadily climbed.

At only 400 square feet, this home is in many ways the complete opposite of the mansions that the area is famous for. Many design features, like the patterned flooring and wood-paneled walls, are from when the trailer was first built over 50 years ago. The traditional style furniture, large quilts and kitschy art pieces make the interior feel as welcoming as your grandmother’s house.

This trailer is an example of a new movement that has developed in the Hamptons recently. Many wealthy homeowners in the area are choosing to downsize and live in trailers like this one over the summer months when thousands of tourists flock to the area. While they stay in the trailer, the homeowners are able to rent out their mansions to make a profit while still being able to enjoy the perks of living in the Hamptons.

Will this new movement of trailer living spur a long-term downsizing in housing for the Hamptons? Probably not. As more local Long Island homeowners buy up comparatively cheaper lots like this one, it will drive up the cost even more and take away the advantages of investing in these older and smaller homes. Still, this unassuming trailer is a great example of just how desirable owning a piece of land in the Hamptons really can be.
